Development Manager (Southeast Region)
Gardner Capital is an affordable housing and renewable energy developer, investor, and tax credit syndicator with primary regional offices located in St. Louis and Springfield, Missouri and Dallas, Texas. The development arm of Gardner Capital has seen significant growth and is
looking to expand its team with the following position:
Development Manager will support real estate development efforts by performing deal sourcing, due diligence, managing the design development process and analyzing feasibility primarily. Secondary responsibilities include performing underwriting, economic analysis, risk management, and transaction analysis of affordable housing markets. The Development Manager will work remotely in the southeast area and will work with other Gardner Capital employees in the Dallas and St Louis offices.
Job Duties:
- Support regional business development and coordinate activities with outside professional firms.
- Assist with site selection and manage initial due diligence and feasibility analysis for potential development opportunities.
- Communicate with brokers, property managers, owners, consultants, government/regulatory agencies as necessary to assist in sourcing of new deals.
- Assist with underwriting efforts for development projects throughout Georgia, North Carolina, South Carolina, and Virginia.
- Perform financial analysis and modeling, verification of income and expense assumptions, and evaluation of capital structures and financing scenarios.
- Maintain familiarity with the federal LIHTC program, Qualified Allocation Plans, and other funding sources. Assist with preparation of tax credit applications and coordinating responses to the state agency,
- Assist in the preparation of funding applications, performing closing due diligence, circulating documentation to debt & equity financing and providing updates to capital partners as needed.
- Solicit proposals and manage services provided by design professionals and Oversee preparation of feasibility reports and construction documents.
- Confirm requirements and manage the processes for obtaining municipal approvals for rezoning and variance request, plats, site plans, permits, etc.
- Participate in communication with Construction Staff and Assist in the confirmation of development cost, establishment of construction budgets and finalizing construction contracts.
- Represent Owner/Developer during Monitor construction progress and timelines. Assist with review, information gathering and other problem-solving during construction.
- Coordinate preparation of monthly payment applications and draw
- Coordinate with investors and lenders for reporting and capital installments during construction period.
- Other development related tasks as needed and directed by senior staff.
Qualifications:
- Bachelor’s degree is required.
- Real estate development or finance experience
- LIHTC and/or multifamily development experience
- The successful candidate will have 3 -5 years of experience in management of developments in addition to financial analysis and modeling skills with an ability to summarize and communicate complex ideas succinctly.
- Strong quantitative aptitude with an extremely high level of attention to detail and a strong sense of personal responsibility and ownership of work product
- Excellent personal and organizational skill
- Ability to summarize complex issues and opportunities into succinct and actionable.

- Demonstrated interest in a career focused on real estate development and/or
- Desire to work in a transaction-based environment where requirements and tight deadlines are often dictated by deal flow.
- Highly resourceful and comfortable working in an unstructured, entrepreneurial
- Highly proficient in MS Excel (advanced proficiency required), Project, Word, and PowerPoint, as well as Google Earth.
- Evidence of solid research, writing, and group presentation
Conditions:
- Located in southeast region (Georgia, North Carolina, South Carolina)
- Reports to the Principal of Gardner Capital Development, ; duties often coordinated with other Development Managers, Associates, Underwriters and Analysts.
- Ability and willingness to travel as required.
