Gardner Capital Construction
Gardner Capital Construction Texas was established in 2015 to expand Gardner Capital’s overall footprint in the area of real estate development and to establish a vertically integrated development structure. The primary advantage of this structure is cost and risk mitigation. In 2002 a study conducted by one of the largest tax credit firms in the US determined that construction costs represented on average 64% of the risk in any transaction. At Gardner the decision was to establish a respected and knowledgeable team of professionals to construct their own developments in the Texas market. In 2016 Gardner Construction’s Texas operations processed over $20,000,000 in construction activity and competed two properties. For 2017 there are three projects currently under construction accounting for $27,000,000 in volume and four more projects scheduled for late May and June starts with combined contract values of an additional $41,000,000.
Gardner Capital Construction is currently active in the Dallas-Fort Worth and Houston Metro areas as well as in Corpus Christi and the Rio Grande Valley and its current pipeline will assure continue operations in these areas through 2018. In 2017 the firm will also expand operations to include developments in both the Tulsa and Oklahoma City Metro areas developing primarily low-density senior housing properties.
Gardner Capital Construction also provides construction underwriting, management, and owner representation services for Gardner Capital Developments being constructed in the Southwest, Southeast, Midwest and other markets in which the company is not currently involved in construction.
Management Team
Dax Brock is the Vice President of Construction and is responsible for the areas or project management and purchasing. He is an expert in the area of purchasing and value engineering with over 15 years specializing in this area. His career began in Texas with Lennar in 1998 and has included over a decade both as an employee and consultant providing purchasing, value engineering, and project management services to Centex/Pulte. His experience there included working within both the residential and commercial divisions of that company and spanned from Houston to Dallas. He has most recently filled the dual role of purchasing and project manager for several production and custom home builders and developers active in both the Austin and Houston markets.
He is a graduate of Florida A&M University and holds a BS in Construction Engineering Technology as well as an AS in Construction Management from Brigham Young University, Idaho. He also holds multiple certifications including PMP (Project Management Professional), LEED Green Associate and Certified Green Professional, and he has in the past been licensed as a Texas Professional Inspector.
